1. Transaction Coordinator Team
A coordinator ensures everyone involved in a real estate transaction meets their deadlines and completes their work on time. The coordinator also tracks paperwork and ensures that each process progresses efficiently. All of these responsibilities involve a high degree of organizational ability.
2. Home Inspector Team
Home Inspector is a professional who inspects residential properties to identify any potential issues or hazards. Home Inspectors are responsible for examining the physical condition of the property, including the electrical, plumbing, and HVAC systems, as well as the foundation, roof, and overall structure. They prepare detailed reports on their findings and make recommendations for repairs or improvements. Home Inspectors must have a strong knowledge of building codes and regulations, as well as excellent communication skills to effectively communicate their findings to clients. This is a detail-oriented position that requires physical activity, as Home Inspectors must climb ladders, crawl into tight spaces, and navigate uneven terrain.
3. Pest Inspector Team
Commonly referred to as a “termite inspection”, the actual name for this inspection is WOOD DESTROYING PESTS AND ORGANISMS INSPECTION & REPORT. The inspector is licensed by the California Department of Consumer Affairs; and the Structural Pest Control Board. During this inspection, inspectors look for the presence of wood-destroying insects (4 different types of termites, as well as carpenter ants, wood boring beetles, carpenter bees, etc). Along with these pests, the inspector also looks for fungus and dry-rot conditions. Also noted on the report are any conditions present that may contribute to future infestations (bugs) or infections (fungus) attacking the home. Specific “recommendations” for correction are then listed below each “finding” (problem), along with dollar amounts bid by the Termite Co. to perform those corrections.
4. Roof Inspector Team
- Coverings
- Flashings
- Roof Drainage Systems
- Skylights, Chimneys, and Other Roof Penetrations
Our standard licensed roof inspections check the entire roof system-by-system, checking the roof’s coverings, flashings, drainage systems, penetrations, chimneys, and skylights. Our licensed inspectors can identify deficiencies and come up with a repair plan unique to your roofing system and your building. Our inspectors are licensed, so there will be no uncertainty when it comes to reporting.

4. Title and Escrow Team Contact
Escrow and title are both crucial components of a real estate transaction, each playing a specific role to ensure a smooth and secure process.
Escrow serves as a neutral third party that holds the funds and documents related to the transaction. They manage the transfer of the deed for the money paid, ensuring that both parties fulfill their obligations according to the agreed-upon terms. This helps to protect the interests of both buyers and sellers by minimizing the risk of disputes or issues.
Title, on the other hand, verifies the legal ownership of the property and ensures that the documents to be recorded are correct. They conduct a thorough examination of public records to identify any potential issues with the title, such as outstanding liens or claims, and work to resolve them before the transaction is finalized.
Together, escrow and title play vital roles in completing a real estate transaction smoothly and efficiently, providing peace of mind to all parties involved.
